Digital Response for property managers

Apartments, condos, townhomes, rental portfolios

Know which unit is wet before the tenant below does.

A supply line lets go upstairs and runs for hours. Digital Response puts a small wireless sensor at every place water escapes, in every unit, and texts your maintenance line the minute one gets wet or a unit gets cold. Priced per door, installed building by building.

Cedar Rapids, Marion, Hiawatha, Iowa City, Coralville, North Liberty and nearby.

Price your portfolio

Install is one time. Monitoring is per unit per month, billed yearly, for 1, 2 or 3 years. Volume pricing applies on its own once you pass 50 doors.

We confirm the price at the walkthrough, before anything is fitted. Nothing is charged on this page.

The packages

Every unit gets a package, every building gets one hub, and every sensor is tagged to its unit, so a text says which unit and where.

Unit Basic $179 a unit, then $6 a unit a month. Building $549, then $29 a month. Call (319) 449-3178.

What the install looks like

  1. 1

    Walkthrough

An hour or two with your maintenance lead, at no charge. We choose where each hub goes, test the signal from the far corner of the basement and the top floor, and confirm the unit list. If the building has no internet at that spot we add a cellular link.

  2. 2

    The building

About half a day. The hub, the mechanical room, the riser room, the sump. We set who gets the texts: your maintenance line first, then you if nobody answers within 15 minutes.

  3. 3

    The units

About 20 minutes each, with your staff letting us in after your usual entry notice. Sensors are placed and tagged to the unit; data plates are photographed. One technician does 15 to 20 units a day.

  4. 4

    Handover

You get one page for the portfolio: every building and unit, anything offline, the last alert. Your maintenance line gets a test text before we leave.

  5. 5

    After that

Batteries last years. Each month you get a list of anything running low. On 2- and 3-year terms a yearly check visit is included.

What you see

The example reports are built the same way as a real one. The multifamily example is a twelve-unit building with a sensor at every water heater, a live water alert in Unit 204, and Unit 301 offline. The properties are samples.

We fit one building's common areas, or up to three units of your choosing, at no charge, and send you the report. If it is not useful, you keep the report and we take the sensors back.

Or call or text (319) 449-3178.

We use these details only to arrange the walkthrough. A phone number or an email is enough.

The fine print, in plain words

  • Monitoring is paid up front for 1, 2 or 3 years. After the term it renews each year at the regular rate unless you cancel before the renewal date. We email you 30 days before.
  • The install price covers the sensors and fitting them; the sensors are yours. Units or buildings added later are priced the same way, and count toward your volume band.
  • Entry to occupied units is arranged by you, with the notice your leases and Iowa law require.
  • A main water shutoff for a building is quoted by a licensed plumber before any work.
  • This is monitoring, not an inspection. A sensor reports what it touches; it does not find a leak inside a wall it cannot reach.
